Job Description
Law Firm Senica & Partners, a prominent Slovenian law firm, is recruiting an Associate for our Real Estate & Construction practice in Ljubljana. You will advise domestic and international clients on property transactions, development projects, lease agreements, and construction disputes across Slovenia.
The role involves working with the Stvarnopravni zakonik (SPZ, Property Code), Zakon o zemljiški knjigi (ZZK-1, Land Register Act), and Zakon o graditvi objektov (ZGO-1, Construction Act). Slovenia's growing real estate market, driven by Ljubljana's urban development, tourism expansion, and logistics hub investments, creates sustained demand for specialized legal advice.
Responsibilities
Advise on commercial and residential property acquisitions, including legal due diligence and title searches in the Zemljiska knjiga (Land Register). Draft and negotiate lease agreements, sale-purchase agreements, and development contracts. Advise on Zakon o graditvi objektov (Construction Act) permits, zoning requirements, and environmental impact assessments. Support real estate financing transactions and mortgage documentation. Handle real estate disputes before Slovenian courts, including boundary and easement matters.
Requirements
Magister prava from a recognized university. 3-5 years of experience in real estate, construction, or property law. Knowledge of the Stvarnopravni zakonik (Property Code) and Zakon o zemljiški knjigi (Land Register Act). Experience with commercial lease negotiations and property due diligence. Fluent in Slovenian and English; German is an advantage.
