Position Overview
Job Description
SyCip Salazar is seeking a Real Estate Attorney to join its Property and Infrastructure practice group in Makati City. The attorney will handle real estate transactions, property development projects, and land use regulatory matters for some of the Philippines' largest developers and institutional investors.
Key Responsibilities
- Draft and negotiate real estate purchase agreements, lease contracts, joint venture agreements, and condominium project documents
- Conduct title verification and due diligence through the Register of Deeds, Land Registration Authority (LRA), and DENR
- Advise on compliance with the Comprehensive Agrarian Reform Law (CARL), Condominium Act (RA 4726), and Subdivision and Condominium Buyers' Protective Decree (PD 957)
- Handle HLURB (now DHSUD) regulatory filings, license to sell applications, and project registrations
- Advise on real estate investment trust (REIT) structures and property fund regulations
- Assist with land acquisition, expropriation proceedings, and environmental compliance certificates
Requirements
- Admitted to the Philippine Bar with active IBP membership
- 5-8 years of experience in real estate and property law
- Expert knowledge of Philippine property laws including the Civil Code, Property Registration Decree (PD 1529), and REIT Act (RA 9856)
- Experience with large-scale property development and infrastructure projects
- J.D. or LL.B. from a recognized Philippine law school
- Strong drafting, negotiation, and due diligence skills
Compensation
₱100,000 - ₱150,000/year
